The property is part of a larger plus/minus 2,632.3 gross acre PUD known as The Morgan Tract.

The Property has been annexed into the City of Hardeeville and is governed by a Planned Development District (PDD) covering the zoning and use of the property and a Development Agreement (DA) expressing the contractual terms of the agreement between the City and the Owner. 

The Seller will convey 3,500 dwelling units in both attached and detached form plus up to 50 acres for commercial use anywhere within the parcel.

The site is strategically located just east of I-95 at Exit 8 in SC and is almost equidistant from Savannah, Hilton Head, and Beaufort with over 2 million visitors to Hilton Head passing by annually.

The geometry for the main spine road running north/south has been fixed as has the intersection location to the regional east/west connector highway linking this tract all the way east to Burnt Church Road in Bluffton, SC.  The Purchaser will be responsible for building the entire spine road linking Highway 278 to Highway 46. 

The Seller plans to construct a frontage road running parallel to Highway 278 and linking the spine road west to the commercial area and Highway 141.

Water & sewer lines are to the site.

 

Seller has completed virtually all due diligence items required by a Buyer including a: boundary survey, wetlands delineation with USACOE approvals, Nationwide Wetlands Permit, preliminary soils studies, LiDar aerial topography, preliminary land planning, water master plan, sewer master plan, and a Base Flood Zone A Determination Study.  The Seller is awaiting approval of an Individual Wetlands Permit and FEMA approval of the Base Flood study.  A cultural resources study is presently underway.

Just over 22,000 VPD pass the site on Highway 278.
